Renting out house - what do you look for?

We're in the middle of painting the house to rent out. Also laid a new lawn and cleaned the patio. If you rent, what makes a difference to you? Currently we're painting all the woodwork satin white and the walls palest grey-white (although the tenants may change it). We've got new carpets booked for upstairs and wood flooring downstairs. It's coming along really well but I'd love to know if there's anything that really makes a difference? It seems very impersonal at the moment. We thought a bottle of bubbly in the fridge but there must be other things that matter!

Security - don't want to move all my worldly goods six months hence
Reasonable price - most rents are extortionate
Landlords who actually do repairs in a timely manner and understand their responsibilities

Working / clean white goods

Security - removal of the 6 month break after your tenants have been there a year and want to continue (if they have proved themselves to be good tenants).

Responsive and reliable LL or EA for faults, repairs etc.

Clean, definitely.

Space for white goods if you are not supplying them, so plumbing for a washer and dishwasher.

If you are supplying white goods then new ones, I'd rather have a basic cooker that is new than a second hand one that is old.

Curtains. Even if I am going to change them the first night I'd like to be able to close them.

Someone I can call out of hours if the toilet blocks or the power goes.

Is the tennent expected to mow the lawn? If so then a lawnmower.

I've rented as a single person so a family might have different priorities such as child gates or lockable cupboards.

If you are thinking of leaving Champagne you sound like you are going to be good landlords.

If you are renting to people sharing possible students then a cleaner for the communal areas made a huge difference when I was sharing. We suggested it to the landlord and paid extra rent to cover it.
