For those wondering about the half dead cat, it was an entire cat slowly shuffling off this mortal coil, and I did stop and say a few words to it quietly (I love cats) before getting out of the house. The half dead cat was only one of the many, many creepy things about that place.

As PP said, the building itself is in decent order, the buyer isn't going to live there themselves and the tenants they put in will soon have it looking as it does now anyway.

If the areas/street is used for student accommodation a lot, then realistically, it's not going to be attractive for owner occupiers.

It would seem fine to me if I was looking for a rental property. It's in decent decorative order. Close to the colleges. Spacious rooms. It must be fairly easy to let.

Rooms at 500-600 pcm, interest only mortgage at 60% loan, for 20 years, with repayments at less than 1000, and you are in profit.

We were promised by the agent that the photographer helps stage things etc. Never having sold a house before I naively accepted this. I tidied but there were a few bits and bobs out that I thought I'd shift out of view when I knew what angle he wanted the pictures at in each room. Of course he swept through the house in about 30 seconds flat and the result is some terrible photos with visible crap in them. Which then caused an argument with dh as he thinks they are ok.

The Durham house is pretty tidy. I have seen plenty of central Durham student shit tips though. Lived in a few too .

Not everyone looking at houses are families with 2.4 kids. Some buyers don't care what the inside looks like. This is most likely to go to an investor and so they will look at yields, not decor.

That house in our area if ex LA would sell for under 100K, it would be about late 80's early 90's.

Because they are marketing to a demographic who typically aren't very green fingered and don't want the additional cost of a regular gardener? Gravel is a cheap and low maintenance solution? Not beautiful, maybe, but the owner in all likelihood isn't living there and doesn't have to look at it and the tenants (looks like students) don't really care so long as they can have the odd party and BBQ out there.

Gravel makes perfect sense in this situation. Cheap to make the garden low maintenance and relatively easy to change should the new owners want a "garden"

Because it's a student let and the landlord wants something low maintenance that no one needs to worry about. Let's face it, if you can be arsed to make your bed, are you really going to mow the lawn?

Student digs often look like that. As do other tenanted properties being sold by LL. That's not to say all tenants live like that but plenty do (as do plenty of owner occupiers).

And it probably has a high earning potential as a student rental too.
