Any Lancashire advice?

I am trying to choose between three properties, one in Cabus (near Garstang), one in Cottam (Preston), and one in Farington Moss (Leyland). Any advice or info on these areas? I checked Lancashire local but it seemed like no one was there...

I wouldn't live in Farington Moss. They're throwing up houses in the area and traffic is a ballache in the mornings and afternoons. I drive past to get to Preston for work and it's so busy. Leyland isn't a great area, so I wouldn't choose to live there.

The Garstang area is pretty, but it depends on which way you're travelling for work etc?

I don't know the Cottam area. Preston can be very hit and miss IMHO.

Garstang is lovely, rural with great access to the M6 for the Lakes (30 mins to South Lakes) or south to Preston or Manchester. Lancaster or Preston would be your nearest west coast mainline station, direct to Euston in about 2 hours.

The A6 near Garstang can be very busy at rush hour. If you're still looking at areas/properties, areas around north Preston worth looking at are Wrea Green (gorgeous village green, beautiful properties, expensive though) or Goosnargh. Lytham and Andsell are between Preston and Blackpool and are worth a look, really lovely areas.
Bartle area is lovely, as is Ribchester which is Ribble Valley.

Preston as a city is improving. The Uni is thriving, the high street is trying really hard and there are some great independent bars and restaurants in the centre. There's a good cinema, plenty of pubs in the nearby villages and a benefit of the area is you're never far from stunning countryside in the Ribble Valley, Forest of Bowland and the Lake District. Further south the villages of Eccleston, Croston, Euxton and Parbold are well worth a look for affordable rural housing with good transport connections.

Almondio I live in one of those villages south of Preston Smile we were just discussing today whether we can class ourselves as living in a rural village, as we're reasonably new to the area and aren't sure of the etiquette Grin

curbside I think calling the area rural is totally within the realms of etiquette! We have trees, cows, hills and shrubbery within spitting distance don't we?Grin

Cottam is a huge housing estate.
Farington moss will soon be a huge housing estate.
Garstang will be one in ten years.

Check out the big city deal plans. If you want rural, long term, you need to head further out. Ribble valley eg Clitheroe would be my choice.

Garstang is a lovely place. Also Forton up the road is a beautiful spot which is ideal as quiet but also on the motorways doorstep so has links to everywhere

What are you wanting from where you live? I couldn't do rural with my 4 DC aged 10-20...

I live on the edge of Lancaster and love the amenities in town and I'm a 5 minute walk from fields!

I am just moving out of Farington Moss. It’s a nice enough area. I quite like it actually and there are lots of decent schools to choose from. Its good if you need to get on the motorway often.
Lots of new houses going up though.
Cottam - pleasant enough, a bit out on a limb for my liking. I lived in that area as a teen and was heavily reliant on parents to get around.
Garstang’s a lovely town.
Honestly, they are all nice areas. It just depends what you want.

Out of those two areas I’d go for Tarleton. Where will you be working? Getting from one side of Preston to the other can be a nightmare.

South ribble has been voted one of the best places to live in the uk (not sure who voted but it is lovely).

Garstang is lovely.

I'll be working from home so commute isn't really an issue but it is good to know if certain areas have worse traffic in general.

I know that new housing estate in Farrington Moss, as I drive past it often. It's alongside the very busy A road to Preston and they are still building. There have been problems with the quality of new houses in the area, so that might be something to think about.

I would go for Tarleton (if you don't need to be close to a train station), as it's a nice village and has good road links.

Depending on your budget, had you thought about Croston or Rufford?

Also, depends what kind of scenery you like. Tarleton and that way are flat as a flat thing. Beautiful big skies but flat. Garstang has fab views of hills, beacon fell and the like.

Tarleton over Farington Moss every day of the week.
Do you have dc?
Schools Tarleton way are better than those in Leyland, which Farington Moss is on the edge of.
I used to live in Leyland. It is the only place where I have seen Boots the chemist have a barrier up where druggies go behind to take their methadone Shock
If I could go anywhere, I would go towards Clitheroe.

Tarleton is lovely but your not getting much for your money with that house. I live just outside cottam and there are lots of gorgeous house be built. Do you have children?

Croston is gorgeous and has great schools. Parbold has less pretty houses but has a definite naice village vibe, affluent but down to earth. Fairly idyllic really. I'm not keen on Preston; traffic is dreadful.

I live South of the River in Hutton, it's a lovely village, as is Longton, New Longton...not too far from Tarleton. I would avoid Farmington Moss, too close to Leyland which doesn't have a great rep tbh. Cottom is ok, lots of new houses thrown up in recent years but South of the River definitely preferable IMO. We are five minutes from higher Penwortham (fantastic schools), and only fifteen minutes into the city.
