Anyone know the Cardiff property market?

I'm just browsing Cardiff houses at the moment. Does anyone know how the housing market is in general at the moment? Do things move fast or not? And are vendors usually expecting offers to be under (or indeed over) the listed price?

Based on my street, I'd say things are moving quickly. I don't know about sale prices Vs asking prices though.

Hm that's interesting, I was hoping things might hang around a little bit. We're considering relocating and so would probably need to see lots of houses in one go. That will be more tricky to plan if things are coming and going more quickly. It would be useful to know what sort of offers come in so we can decide what price band we should be looking at.

Any advice on best areas to look at (family with kids at the older end of primary - heading towards secondary age)? Also, do you know what happens if non-Welsh primary age kids move to Cardiff? Do they have to have catch-up Welsh lessons? I understand that most schools will teach in English, but obviously Welsh will be used and the other children will be v proficient already.

Most kids in Cardiff don't speak Welsh (although many do, of course). You have the choice of English or Welsh medium schools. At that age, I'd probably stick with English unless you're very keen that they become fluent Welsh speakers.

Great, thanks. We'd like not to have to rely on a car too much. So needs to be within around 3 miles of the centre.
