House has just gone up on Rightmove!

Namechanged for this because it would out me obviously, but would anyone like to see my house? The agent came round and took the photos on Thursday and there it is in all its glory on Rightmove this morning. Would appreciate any ideas on how to best present for viewers. We are relocating to the south-east so need to sell fast.

I'd be a bit worried a child-made teleporter might not be quite reliable enough. Imagine if the house got accidentally teleported to the bottom of the atlantic? Not a risk worth taking imo.

Special - one of the bedrooms is very small, the other isn't but the photo wasn't taken from a great angle. I really need him to put room dimensions up so people can judge for themselves. It always annoys me when I look at a house on Rightmove and they don't have dimensions on.
He didn't take photos of the bathrooms. It is nice and sunny today so I am going to take some and send them to him to add.
Jayne - we are relocating to Portsmouth, and it doesn't look like we will get as much for our money at all. Sad
BLNN - we are non-gardeners too, let's hope there are a few more around! Actually the house is at the top of a cul-de-sac that leads into a huge park with a really nice playground so we are hoping that will offset the lack of garden a little. All the local kids go to the park with their friends once they are 8 or so anyway.

I love love love it. I'll buy it then teleport it to the SE, where round our area it'd go for well over a million quid. Only I wouldn't ever sell it because it's too lovely.

Just off to find a teleporter on ebay...

I adore that house, it would definately be my dream house. And as for the small garden, for us with now pre-teen and teenage dc that is not an issue as the days of sandpits and swing sets are long gone and dh and I are not great at gardening Smile

Sadly it is nowhere near us, if it was I would be viewing today!!

lovely house, clearly tiny garden but there's nothing to be done about that. Two of the bedrooms don't look like doubles to me - you can't move round the bed, just crawl across it. I would suggest that you either arrange the rooms so that the beds are accessible or tell the agent not to market them as doubles. As you have five bedrooms this shouldn't be an issue.

also where is the bathroom?

Looks great but I agree about the pics making the bedrooms look really small. Lovely house though, and I'm another one who can't believe the price! It would be heaps more here. I hope you are relocating somewhere you can still get lots for your money.

The only negative is the first picture of the outside, the rest is just lovely. I would be tempted to have the one of your front door as the main outside pic.

Beautiful house but horrible photography. Photos with a wide angle lens aren't suppose to look that tilted - looks like you're falling backward in every interior shot!!! Rubbish about the bathroom being too small - that's precisely why estate agents always use a wide angle lens. Insist your EA get a more qualifies photographer. Compare to others (better) in area. It's what you're paying for after all.

Thanks everyone, so much useful feedback here, I will go through and make a list. I guess if I can take some bathroom shots myself (though not today as it is really grey and dull out) I can get the agent to add them and reorder the photos. I will also ask them to put dimensions up, that is really important, it is one of the first things I always check and I know he took them all. To be fair he got the property up really quickly so perhaps is planning to add them later.

We had a viewing today and just got the feedback: loved the house but the garden is too small for them. Oh well.

That's a lot of house for the price! You've obviously put a lot of work into it and it looks lovely. I shouldn't think you'll have any difficulties selling it.

You live in the sort of house I look at on rightmove when I'm imagining I've won the lottery. Grin

The smaller rooms do have too big furniture in them but I don't think it will stop people buying. Just shows you can get a double in there if you wanted to.

I'm sorry you have to leave your beautiful house.

Oh my god your house is stunning, I love it and the price is amazing. The lounge and the kitchen especially. It presents really well. Good luck with the move and I hope you find something as nice.

It's lovely. I would be put off by what looks like a small garden and I'd wonder what the bathroom was like. As for the bedroom with the double bed, I'd assume it was not a box room if you could get a double bed in there?
I'd go and view if I was lucky enough to have your budget.

In terms of presentation, it would be good if the photos were in some sort of order - a bit like walking through the house. And I hope you dont mind me saying this, but I'd ask the agent to redo the bedroom photos from a slightly different angle to give more of a sense of the room size, and make sure that the bedding is smoothed out. Sorry I probably sound really fussy but it comes from moving so many times.
