Well house is now officially on the market...(drums fingers)...

...just waiting, waiting, waiting for someone to think it looks nice!

We've just stuck it on as a great opportunity has come up for us locally that we would love to be able to make an offer on.

We've priced ours very competively, in the hope it might attract a quicker sale, but the potential new house is also priced very attractively, so I don't think it will be around for long. Market around here is not too depressed compared to other areas in the country I think, but unfortunately there are c couple of houses on our cul-de-sac for sale (although I still think we are priced competitively).

So, anybody else waiting and want to share the pain....?

We are about to get the agents out to value ours. Planning to put ours on in the next 2 weeks.

Just finished the redecorating of hallways etc to make it all a bit fresher.

We want to move areas totally, so will depend on how our sale goes.

Hope you get some positive viewings.

Sushiqueen it's surprising how many 'little jobs' there are to do before you get people out to value/photograph etc. isn't it?

Our hosue is now tidier (and nicer looking, ironically!) than it has been in years!

Good luck with your valuation and fingers crossed for lots of viewings for you too.

Ours has been up since September. Had about 7 viewings but no one seems to be in a position to move (need to sell theirs, etc). Was on at 265k (4 bed detached in Nottingham), dropped to 255k and now to 249k.

Feedback has been good but I think there is a glut of similar properties out there. We are pretty keenly priced now just below the stamp duty bracket and I would accept offers above 230 so we can move on. Just need to be patient but I have seen our dream house (tho thankfully it is currently off the market and due to go back on in the next month or so).

I'd say about 3 of our viewings have been a complete waste of time, people looking to come in with offers around 180, etc. However, estate agent seems to have got better at spotting the bullsh!tters.

Good luck. I am in the other camp - I am checking daily whether anything new has come onto the market! Sadly nothing has ...

Hopefully for you there is someone like me in your area and they will see your house as they know exactly how many houses are available in their price range and get excited when the number on rightmove goes up (sad ...)

I have just sold my house after twelve months of hell. It fell through three times. Good luck hang in there you have my sympathies.

I'm going to put ours on in Spring, how have people coped with the Dc's/and or pets ?
I am seriously considering putting the cats in a cattery for the first month.

we have been trying to sell 2 houses since last spring - accepted offers at asking price 3 times on each house, and 3 times on each house they have fallen through... it's hard work in this market...

We did this. Priced very low. Sold in 6 weeks whilst other houses were hanging around for months or even years. But we took the lowest EA valuation and priced it towards the bottom of that and accepted an offer. It was worth it but we could only do it beccause we had a lot of equity.

I have no problem with selling ours low providing everyone else does the same.
Two houses i'm looking at need complete modernisation from top to bottom and yet they are expecting the asking price I suspect, we'll see what happens I guess.

there are very odd things going on in the housing market at the moment.... the area i'm looking to buy in there are houses which have been on the market for ages clearly well above realistic prices, but then something will come along out of the blue and sell for 100k more than its nearest equivalent... very strange. with our sales we are just finding that people are completely unrealistic about their mortgages, and it gets to near exchange and they tell us they can't get one AT ALL (5 out of 6 of our aborted sales)

So from that point of view, not needing to extend the existing mortgage has got to be a strong bargaining tool then ?

mamatomany it would be a selling point for me definitely, don't trust anyone now (we had a 'cash buyer' who when it came to exchange had no money at all. literally none.) you don't want to buy a 5 bed victorian semi in north east london do you??? Smile

We have just had ours valued and a big difference in what the agents feel they can achieve.

One did say that it is not all about the prices at the moment. It is just luck in who comes through the door, and what they are willing to pay and what property they like!

Said some buyers are making ridiculous low offers just in case some one will accept and saying they were willing to pay up to a certain amount. Then it turns out they could only get a mortgage for about 75% of that.

Mamatomany, I think you need to see how many are going to come and look before you put your cats into a cattery. It seems as dead as a doornail in these parts Sad. I put my dog in the back of my car with her bed and all her other stuff in the garage. You can't tell a dog lives here at all (estate agent was amazed when I took the dog out of the car at the end of her visit).

We are like you - happy for our house to come down provided what we want comes down too. We know what we are prepared to borrow and what we want (should be doable all things considered) so its all about the price difference between our house and the new house. I'm feeling very proactive at the meoment and am thinking about sticking a note through letterboxes saying if they are willing to accept £x, then we'll drop our price in order to get a sale. I think things like that have to happen to get things moving. One estate agent tried to persuade me today that sale prices in the area we are interested in are goin UP. Give it a rest, dear!!

This is the problem the estate agents have no idea how to handle the recession and are just pretending it isn't happening at all.
One house we've been persuaded to look at tomorrow, too small and a reception room short so we'd need to spend money on it has had a £15k reduction and I'm supposed to be excited by that despite the last house selling in the road being £80k less in 2005, go figure.

I do think that if you price sensibly as Orm said or are prepared to negotiate then its ok.

We're in the process of buying a house and offered 20% under the asking price (a 6 figure reduction so pretty big) and it was accepted. And contrary to lots of scare-mongering we've gone from having no mortgage to a mortgage offer in less than 2 weeks.

Theres a lot of people out there in rented at the moment who sold a couple of years back desparate to buy.

interesting hearing other people's stories, as we are selling 1 small comparatively cheap house in devon and 1 large comparatively expensive house in london, but have had same experiences with both - people with no chains seem to be just incredibly nervous of committing to any purchase (1 viewer saw our house 3 times, spent hours here telling me how much she loved it, then rejected it because the 100 foot garden "isn't sunny enough"), and as previously mentioned, we've had 5 buyers pull out at last minute because their mortgages aren't approved. we do now have a new buyer on the london house but they have been told they need a 25% deposit for mortgage so we have to wait 5 months for them to save it up!
