It's a lovely lovely house.

And that's London prices for you. I rent a ROOM in a small flat for nearly £600/month quite centrally. And yes, my boyfriend tells me I could have a whole house for that 'where he's from'.

On the other hand, I really can't comment about the mortgage for you. Good luck though!

It's lovely. And a good price. I'm not in London but rond here a house like that in a nice area would be nearer 400-450k

Another thing, the small garden is balanced by what London offers, parks, open spaces, galleries, museums, shops, leisure facilities and it's all pretty much on your doorstep, a bus ride away at the most. It's not as though you and your DC will be stuck with not only a small garden but in a small village with nowhere to go and nothing to do. You can just up and go out, you won't need a big garden.

It's very nice and reminds me of the house I grew up in (also in London). The wrong side of London for me though, I would feel like a fish out of water!

That childhood home came up for sale when I was 26 and househunting. This was 20 years ago and the asking price £125K. It was out of our reach and we settled on a very similar Victorian house in a Herts market town for about £57K.

The house that we bought is now worth circa £200k (I no longer own it, just happened to see it was up for sale recently). On that score, and given that my childhood home is now probably likely to sell for 375 to 400K I'd say that if this is the house of your dreams and it's within your reach, go for it.

Thing is we need to be in the area this house is in for many reasons - work, family, DD school, friends. For a big garden we could have bought an ex council, we did consider it - the price was not even that much less. But we didn't get that rush of excitement that we got when we walked into this one. Last time we bought I also went on gut instinct and didn't regret it. I always have a strong reaction to houses almost as soon as I walk into them. I know the tiny garden with this one is a big compromise for us though. And it does make me nervous - hence posting in the first place I guess.

not for me, london or the house. Been there done that. & believe it or not some of us pay a lot for houses outside of the capital - it's not all 95k and dreaming of the big city...

Moved out of London in November and bought a detached bungalow with a massive garden for £100,000 less than my London flat. My commute into town is still good (30 mins to Cannon St) and the massive garden means my daughter always has something to do (and my partner plants pretty flowers and vegetables). Think about your needs for the next 3-5 years. We are going to use spare cash to convert it into a nice house.

I can't believe the price for the size of it! You can buy a 4 bed detatched for £250,000 where we are (40 min drive to London)

The main things for me that well outweigh garden size are: safety of the neighbourhood, good nearby public transport links, saleability, and off road parking for at least one car. I do believe in trusting your instincts so go for it if you like it.
Just be really sure you can afford the extra mortgage.
