Estate Agent coming tomorrow - What to expect

Hi, i am selling my second house but the first house i sold i had rented to my brother in law as i moved to the other side of the country before mine sold.

I am now selling the house i am in now. Th estate agent is coming tomorrow to give me a valuation.

What sort of things will they be looking at? Do i need to clean top to bottom right through my house in cupboards everything in its place or will the usual hoover, polish, change the bedding weekly house clean do?

its a nightmare with a five year old ds who likes to make a mess off school. i am forever cleaning up his toys!

Just make sure they can see eveything - don't have to do cupboards (they don't look in them - well mine didn't). They just look around, and then give you a valuation....

We went through this when we put our flat on the market (18 months ago, still trying to sell!!) So we are no experts.

Most EA will have a ball park figure in mind before they even see your property (unless you have something unusual about the place), knowing the market (as you hope they would!). Seeing the property in a good state would confirm their estimation.

I would agree no need for cupboards etc. But you have to get into their/and the buyers minds, as an EA would it be easier to sell a buyer a tidy place or one that resembles a tip!

Good luck with the sale, and also get a couple of valuations (three at least), no use in one, they will tell you what you want to hear!

Will the agent be taking photographs tomorrow? If so you need to do a proper de clutter/tidy
