To sell? Enfield (n.London)

Has anyone sold in Enfield or surrounding area recently?

Are properties selling quickly and for a good amount?

I just don't know if I can face putting the house back on the market. It's been on three times in the last 5 years, good offers and accepted offers within a month each time. But it's always been first time buyers who then:
Couple 1) couldn't get the mortgage they thought they could
Buyer 2) needed to wait until mum and dad had sold a flat to give them the deposit needed.. which the didn't materialise so then wanted to re negotiate a MUCH lower offer - a joke offer you could say
Couple 3) split up during the process and didn't let us know for ages it was off

Each time it was stressful. It's a nice house in a good condition but I just can't take all the viewings and faff for nothing AGAIN.

Is it a good time to try again?

Couples 1 and 2 were both avoidable and due to a poor agent prequalification.

3 is life and just happens.

I recommend seeing proof of deposit and proof of AIP/DIP before accepting whether you use an agent or not.

I sold my house myself via housesimpl which is like purple bricks.
When I got an offers I liked I asked for proof of deposit and AIP/DIP.

I recommend doing it yourself is you see them in person, eyeball to eyeball and can get their measure.

You can also explain honestly why it fell through 3 times previously, because some of them will know it's been on and off.
On/off normally means 1 of 2 things: problems with the house or a problem with the sellers.

I saw 2 houses on the road I bought on - the sellers of the one up the road had no intention of moving - the EA of the 2nd house told is this and we asked neighbours and it was true!!! We bought the one down the road and 2 years later they are still here and their house just went up for sale AGAIN. They have been doing it on and off for 7 years apparently!!!

Oh and yes the right sort of properties in enfield are moving.
I'm not far from you and good stock is going over asking before it's fully listed on rightmove. The overpriced "older home owner" type stock (you know the stuff, heavily dated not maintained and 300k over value with "no room to move" that's been on for 18 months) is still there... stagnating but even there the odd one is shifting.

Really depends on what part of enfield you're in OP.

The nicer areas - Willow Road/areas surrounding Forty Hill will always be in demand...
