Survey question

Hi all!
My house is currently under offer and I’ve just had a message from e.surv asking me to contact them to arrange a survey (assuming they’re from the buyer’s side).
First time house seller here - can anyone let me know what a survey involves please? I’m basically wondering how much tidying up this will involve and if I need to send the dogs out for the day (priorities 😆).

Depends what survey they're purchasing, some are basic and others more in depth. They will check for signs of damp, check age of house, likelihood of asbestos etc etc. Did you have a survey when you purchased the house?

If you Google HomeBuyers Survey that will give you a good idea of what the surveyor is doing - they mainly check for structural issues but do vary. They cover themselves by mentioning every little thing and suggesting further investigation.

They will always scare the shit out of the buyer (especially first timers) with 'recommendations' but your EA should be well practiced in calming them down.

E-surv are often the company that supply the surveyors to do a valuation on behalf of the bank.
They will just take a quick look around - 10 min at the most

When I had a valuation survey done on my flat and surveyor came round it was very quickly - I tidied but they aren't interested in tidyness or pets at all, its more very basic structural checks.

A more thorough survey they'll be there a lot longer but again not interested in tidyness unless its blocking them viewing something, then they may ask if you / they can move it.
