Selling a plot of land

I'm after advice re selling a plot of land with full planning. Not planning on using an estate agent
Any hints, tips gratefully received please

I've researched local prices and happy to market it myself as it's in a very popular village
I used to sell new build houses so happy to chase the sale etc myself
Not keen on using an agent as more than happy to do it myself plus I think it'll be money for old rope for them
Was just wondering how others found the process

The decent agents we know are in touch with developers and people looking to self build or get contractors in. I would not have these contacts. Have you? How would you advertise and filter those who might be interested? I think you might find this difficult and it isn’t the same as selling new builds. Do you have info regarding size, water, sewerage and electricity connections? Can you answer all questions? If you have pp, what about variations to pp? I assume highway authority is ok with entrance to the plot? I would definitely let agent filter this.

I've bought garden land without an agent. It's just conveyancing then. We agreed price based on a rics validation. No chains to cause problems.

This will be a similar situation therefore don't feel the need for agents

It is part of a piece of land that you own or the whole thing that you're selling?
If the former, make sure you have Land Registry compliant plan ready when you instruct your solicitor.

Ooh I’ll buy it! Self-build plots are like hen’s teeth in most places. I assume it has outline planning and services?

Have a look in Self-Build magazine and in the one called something like Home Renovation, there is a directory you can advertise your plot in.

Planning consent is public so word will get around among developers and self builders scanning the local applications for opportunities.

If it is in the south east of england I might be interested in buying it

It's got full planning as that was a stipulation
It's in Norfolk

If it's a desirable village stick it in an auction. People always pay over the odds, you might even get some retiring Londoners fighting over it

Sell it at auction but engage a solicitor first. Mine found a covenant, prohibiting development. By then I owed so much for the planning permission that I had no option but to go ahead. It cost half of the selling price to remove the covenant.
