Annexe and Council Tax

Looking at a garage conversion into a guest suite; have got planning for it OK but still getting conflicting info on if or when additional council tax would be charged. Has anyone on here done this type of conversion recently and did it get a revaluation for council tax? Thanks

The house would only potentially be re-evaluated if you sold it. Your band won’t change whilst you live there.

Thanks Kirsten, that's what I thought -but some people are saying that a re evaluation could be triggered by submitting building regs. So I hope we are right!

I am just wondering at what point it would be re evaluated at sale/purchase as I bought a property about 4 years ago and no one came round to value it...?

I assume the garage would not be able to sub let as a separate unit - you might prefer to get that included as a restriction on your planning so that you do not incur Council Tax as there is then an exemption T I think. I would ring the Council and ask about the revaluation - otherwise you will face a delay on selling when it is raised by potential purchasers. The revaluation can be done as a paper exercise and may not effect your Council Tax. There are so many different possibilities might be better to find out upfront.

@Redhound then it won’t be revalued, it’s not automatic. They don’t necessarily, but if they do it’s at sale time.

Will your conversion have a full kitchen with a sink and an oven/ hob? If it has a kitchen and can be self contained it may have a separate council tax bill. Does planning mention ancillary accommodation or similar!

Thank you for the further advice. Kirsten thats reassuring. Always, I haven't decided yet as it depends on the council tax situation. Probably not though as there is already a boot/utility room in the main house which the garage conversion could use..even if I did put in a hob/sink though it sounds as though the council tax wont be charged until I sell which is good..The planning team just said there was no need to get PP for converting an attached garage into a guest suite. Nothing else was mentioned.
