Any other towns in Surrey/Kent within this budget?

Budget max 650k
Space- want 3-4 beds, ideally 1200sqft plus. Off road parking
Commute - Charing Cross or Waterloo, max train journey time 45 mins
Within 1 mile of station- i.e. Walking distance
Access to m25 for journeys to family in east anglia and west midlands

Nice to haves
Area with a town centre and decent shops
some cultural diversity
Good secular state schools

Candidates:
Thin on the ground!
Considered Godalming & Guildford - but look too expensive.
West Byfleet and Woking
Tonbridge
More of a 'London' option- Beckenham/Penge borders

Any other ideas? Thank you!

Youd get that in Canterbury apart from it being 55 mins from st pancras, which puts you in the wrong side of London but if you work anywhere on the jubilee it's possible to change at Stratford international

My suggestions are already on there...

You can also look along the stop line stations from Weybridge - so Addlestone, Chertsey, Egham, Staines etc. New Haw & Byfleet station???

School situation isn't the best if you are going state - shortages of places can be an issue.

Ooh hadn't realised that re canterbury to stratford. The tube probs makes it a touch too far but good to have as a wildcard! Thanks for suggestions random- i assume the most 'town' like of those places would be staines? Will add to list ro visit!

Have a look at the stops on the routes out of Waterloo/Charing cross.
Leatherhead or Ashtead may tick some of the boxes

Reading?

Its 30 mins to Paddington, Grammars, good cultural diversity, good shopping. Close to M4 and M40.

have you looked at frimley ,farnborough station is a 45min commute.I would not live in farnborough but frimley down the road is nice.Plus camberley down the road has a cinema,plenty of shops good place .Dont move to deepcut its in the middle of nowere

Try again - Orpington about half hour to Charing Cross, stops along that line like Petts Wood.

Or Bromley.

But Wokingham etc are all 1 hour plus from Waterloo. That stopping line is sloooww.

Probably too far out but Haslemere is about an hour to Waterloo and cheaper houses than Godalming / Guildford. Close to A3 so easy access to M25.

Or somewhere like Horsham? About an hour to Victoria.

Walton on Thames, Hersham, Esher, Weybridge.

Or even closer - ebbsfleet lots of parking and ca. 30 mins to st p. The (dubious) delights of bluewater are on the doorstep but there are lots of lovely villages etc very close

Hampshire?
I live in Fleet (one stop out from F'boro) and for that money you could easily get a detached 4 bed with large garden and drive.
Fleet is a lovely little town, for shopping I go to Basingstoke Reading or Camberley.
Schools all good/outstanding.
Waterloo is 40 mins fast train, 56 mins slow train.
Just off M3 which takes 15 mins to M25, or you can cut through to M4/M40

I used to live in Surrey and you get more for your money in Hampshire.

Hayes in Bromley? Excellent primaries and secondary - all secular. Train to Charing Cross would take a little under 45mins. Has good shops in station approach and a more villagey feel in Hayes street. Or as previous poster said, petts wood. Very good trains. Secondaries can be more problematic though I hear that the former Priory school is now a Harris academy and on the up but historically, folk have tried to be in bullers wood (girls) catchment or darrick wood catchment (which is about a mile in radius, mixed school). Good primaries though.

Great suggestions thanks! Friends who grew up in orpington have put me off it... Petts Wood - does it have much of a centre? Also walton and hersham? when i put esher into rightmove i don't get anything in my range- it pushes me into thames ditton (no idea if that's ok or not?)

Esher! 1300 is almost as expensive as SW London, ie £1m.
