Financing a conversion

We have found a great plot of land with PP to convert a steel framed agriculture building into a residential home.
It would be a dream come true. However we have struggled to find a lender who would consider mortgaging it
Traditional stone barn conversions seem to be no problem, however as soon as they hear it is a steel frame computer says no.

Any advice on lenders or how to go about funding it would be great
