Line of junction notice - starting works

We have served a line of junction notice to our neighbours for our extension which is being built up to but not on the boundary. I know we have to wait a month before digging foundations or starting to build but can we start demolishing the existing garage a couple of days early - the builders would like to start on a Monday. Thank you!

If the demolition work involves a wall of a building up to or astride the boundary with a neighbouring property, work on an existing party wall or party structure or building against such a party wall, party structure or excavating near a neighbouring building the demolition works might fall within the party wall Act, which means you will have to wait until the notice period has expired otherwise the adjoining owners can seek to stop the works through a court order.

Great, thank you. Will get them to start on internal stuff.

You don't have to wait a month, that's only if they don't agree you can start earlier. We put a tick box for starting straight away and of next door ticked it.
In the end it was a month before we started anyway, but at least it was all sorted.
