When to start viewing properties?

First time seller and buyer here. I have just put a house on the market and I was wondering at what point people starting arranging views for houses to buy?
I am selling in London and will be buying in Hertfordshire. 100% cash buyer.

If you are a 100% cash buyer then what happens to the house you are selling is irrelevant surely?

Personally I start viewing houses online for an idea but don't physically view other houses until I have accepted an offer on my property.

Cash buyer doesn't mean cash sitting in the bank - it just means that you don't need a mortgage to buy the next property. OP may well need to sell her house first.

If your house is on the market then most people would be happy to have you viewing their property for sale - you might get the odd one or two that want proceedable buyers only - but if your house hasn't sold yet try not to get too attached to any properties you see just in case you can't buy them Grin Good luck with the sale and the search.

Ah of course - didn't make that logical leap ;-)

Sellers will by and large be reluctant to accept an offer if you're not under offer yourself.

Sorry, I didn't explain myself very well! Yes I will be a cash buyer once my house has sold, no mortgage needed.
I wouldn't expect to be making offers until I had one myself really but its to really get an idea of whats available - how things actually look in real life as opposed to online etc.
I have only rented so far so its all new to me, the entire process, so I am not really sure how the timeline usually goes.

Start now. It can take a few viewings to work out what you're really looking for, we found.

Once we had a steady stream of viewings we started looking ourselves, having kept an eye on Rightmove for a while before we went on the market.
