Milton Keynes , property purchase...

Hi,
I am looking a place in Milton Keynes, which I want to rent out before moving over in about a years time.
Now iv found a couple of places in shenley church end which I really like but I'm confused to why majority of the houses there are on a HMO let....
What is so special there (knapp gate) for nearly all the places I looked being on HMO.
In sure the rental returns are not bad but just out of curiosity....
