Garage conversions and sofa-beds

would anyone be able to help with real basic costs on a job...?

I'm moving house soon into a house with a detached garage which is approximately 13ft x 16ft. At the moment it's being used as a workshop so it's got windows on two sides and a kind of front door as well as the original garage doors.

We're thinking of getting it converted into a bedroom with ensuite, also to be used as a study when the grandparents aren't staying.

It does have an inspection pit underneath so I'm not sure if that will cause issues.

Also ,thinking of getting a sofa bed rather than a plain old bed so it can be tidied away when we're using it. Is it actually possible to get a good, comfy sofa bed which would be suitable for staying in longer term (our parents live far away and may stay for extended ish periods).

Yes on the sofa bed but it'll cost you. When we were looking, they were rated as suitable for occasional use or suitable for regular use as a bed. You want the regular use one, and possibly a memore foam topper for it.

No idea on the conversion bit!

I'm wondering if a day bed might be better. Although they look a bit like rubbish sofas.

Anyone have a clue on garage conversion costs?

Decentish - ours is big, L shape, can't remember where from but very comfy to lounge around on with lots of cushions. And then a comfy bed too.

The only way you are going to get a proper, accurate quote for the garage conversion is to get someone round to have a look and price it up.

It is going to depend on what is there already in terms of electrics, plumbing, insulation etc.

If you can provide some pictures I might be able to give you a guesstimate but nothing I would want to be held to too closely!
