Loft conversion with a low roof?

We have a '60s semi with a fairly low roof. There's great space on the ground floor but it's lacking a bit upstairs. Ideally it would be great to go into the loft and get a fourth bedroom. There is however a chimney stack in the middle and the roof is very sloped and low. Would a loft conversion be out of the question? Has anyone has something similar done? If so what kind of price was it? Thanks.

It is possible to do, I believe there are a few options. One is lower the ceiling in the house to gain extra height and/or put big dormas up there. You would definitely need planning permission, we've done ours under permitted development but even with our really really steep pitch on the roof its going to take time to get used to being careful getting out of bed so we don't whack our heads. We will save up to retrospectively add an extra dorma on I think.

See if any similar builds locally have done the work and I would get a few builders to come see what they think.

I have friends who actually raised the roof on their house, as well as adding dormer. But they had necessary repair work to do on the roof anyway, which justified doing a conversion at the same time. Believe total was £40K, but couldn't tell you what the breakdown was between different works.

They have a chimney, but that goes up the side of the house.
