Kitchen / Dining room flooring - to reduce noise

I am looking for some advice on what type of flooring to put in our kitchen / dining room / conservatory area downstairs. It is fairly open plan so we will probably use the same flooring throughout. Around 40 square metres all in.

We are planning to let out the house in the next year or so (we will move into a bigger rental property as we need more space). So whatever we install needs to be hardwearing and not too expensive or difficult to replace if damaged.

It needs to be compatible with electric underfloor heating.

The area is on the raised ground floor of a terraced house, and the basement level is a separate flat. A lot of noise transmits downstairs to our neighbours so it also needs to be quiet underfoot. I suppose this rules out tiles.

I am thinking about Karndean (or other fairly high end vinyl) but I worry about it being properly stuck down. Engineered wood is another option, but I'm not sure if it's suitable for kitchens?

If you have karndean or Amtico fitted by a certified installer you shouldn't have problems with lack of sticking ?! If you did , you could call them back !

It's more the fact that Amtico or similar might be more difficult to take up if necessary, if part of it was damaged by tenants for example. Maybe I am overthinking it.

We've got karndean and have had a couple of tiles replaced individually when they were damaged. Hardwearing and fits the bill for the low noise requirement too.
