recommend a leasehold conveyancer - London

Buying a leasehold flat in the City (Aldgate) - any recommendations for quick hassle free conveyancing? Estate Agent has recommended a small outfit up North somewhere but woudl rather someoe closer in case of quick visits to sign things etc needed

Having bought and sold several leasehold properties in the past, quick hassle free conveyancing is a misnomer when it comes to leaseholds because the issues you might encounter with buying a leasehold property will rarely have anything to do with the efficiency of the conveyancer, but more to do with the nature of the leasehold. Leaseholds always take longer because, amongst other things, the conveyancer will need to check the Headlease (and request a copy of it from the freeholder); investigate the service charge history and company accounts of the company or person who manages the freehold of the building etc etc. there might also be discrepancies and queries about the terms of the lease itself. These all take time to process. It is more important you find a conveyancer who specialises with leasehold conveyancing rather than one that is near to you, so I would investigate the firm that has been recommended to you.

It might be worth getting a quote from Ben Wise of Streathers in Clapham. I've found him super quick and I'm sure he's acted on leasehold for me, as well as freehold. But make sure it's only him you deal with, not anyone else from the office. HTH

Gw, we used Ringley Legal when buying the freehold of a flat. They are specialists. Ours did take quite a while but that was because of complications - a supposedly absentee freeholder who wasn't - was just hiding because of debts attached to the FH.
We had started off with an ordinary high st. solicitor who said he was. clued up with FH purchase but turned out to be useless and led us to waste a lot of time.
