Too good to be true?

There is a detached house in St John's Wood, off Abercorn Place (decent street just off Abbey Road) for "only" 1.75m. That seems crazy low for that area, even though it's not the most beautiful house. Am I missing something?

Repo?
Gut job?
Structural problems/unmortgageable? - this would be my guess
Something horrible happened there?
Something grim is about to built next to it?

Not looked at the house.

It appears to have sold for £925k in 2006 so that seams quite a hike to me. Has the area doubled?

Are there no internal photos, or have I missed them?

Link If it's got a ' fantastic 26' Reception Room with doors onto the patio garden' then why isn't there a picture? Is the market so buoyant you hardly have to market a house valued at £1.75M?!

What is joint sole agent?

Very odd that there are no internal photos. And that the windows to the front upstairs seem to have been bricked up.

LOL at the EA trying to jouszch up the photos by taking the same view at night.

It is also quite small and the patio garden is more of a narrow yard. The 2nd and 3rd bedrooms are very small, it's half way to Kilburn.

I know prices are high in London, but really? £1.75m for a poky house like that?

Maybe the current occupants are very very messy and cluttered!

It may be a total wreck inside: many a little old lady has huddled in a house for years while it slowly decays for want of general maintainance. If you are not sure then go and view it! Or as others have said, maybe it needs underpinning or a new roof or something equally big.

1.75 million for that is cheap? Shock

Report
beaglesaresweet · 12/03/2014 23:32

well, if you consider that a two bed flat with good size kitchen in Belgravia is 1.7mln nowadays Shock, then it's cheap! not belgravia but still a nice area.

It may be a price to get bids over ? perhaps ?

It looks like a recent development and the front 'bricked up' windows are just for aesthetics. It was probably a planning thing as they overlook next door. Strange that there's no internal photos and I'm not sure id like to share my garden space with my neighbour, there's no privacy. Maybe that's why it's the price it is.

DelGirl · 13/03/2014 03:24

Correction, there is a private courtyard at the back.

Clearly too good to be true for that price- people will sell their ,other to buy a garden shed in Central London at the moment. Of its on the market for more than 2 days it clearly has a sink hole in the living room or something.

I don't like SJW that much and MIL has been there for 30 years and still doesn't like it- won't bloody move though!

I think other was meant to say grandmother- sort of loses the impact in the auto correct!

I think the op is a reflection of the crazy house market. 1.7m, described as too good to be true Hmm Grin

I did wonder if OP was ironic. It might get a tenth of that price round here, but not with that "garden" (between it's aspect and that high wall, you might as well drop a deck chair down a well).

£1.7M and no internal photos???

The price looks pretty accurate to me for a 3 bed house in that part of town. That said it is a horrible house. Someone with lots of money and no taste will snap it up though.

I want someone to have nosy view and report it back :)

I also do think it's really low price for a detached house, knowing SJW well.

thanks everyone - glad I'm not the only one thinking this is rather strange - though I agree it is a crazy world when this is considered a "cheap" price in any market.....
