Approved Building Inspector Vs Local Authority Building Control

Hi Mumsnetters

We are about to embark on a garage conversion/extension and was wondering what people's views are on approved building inspectors vs local authority inspectors. In terms of cost, the prices I have been quoted are both fairly similar, so I would rather go those who will do the best job.

Does anyone have any comments as to which will provide us with the best service?

Private inspectors have a a reputation for being more flexible and can-do than some LA inspectors.

In my experience it depends on the area. Some areas have great local authority building control officers who are only too helpful. Some private firms are fab and can give you amazing advice if you want to do something out of the ordinary. But some local authorities are short staffed and disinterested and some private firms do the bare minimum. Personally i'd try to get a personal recommendation and go with that. Sorry I'm not sure that's much help.
I'm guessing your extension shouldn't be too complicated so it probably won't matter too much.
It makes a bigger difference with more complex schemes, in these cases we tend to work with particular private inspectors who know the way we work and can help with more complex or specialist issues.

Who is doing the work? Are you doing it yourselves or will a builder be doing it?

We had have used both in the past and have found that the private inspectors are much more reliable and helpful.
