DD is ftb. 150k to spend, mortgage in place, can proceed quickly. her looking at houses up to 160k and negociating to 150k a bit cheeky, doesnt want to time waste. What percentage reduction is reasonable

doesn't work like that. She does her research for each property (cost of fixes, sold prices of similar ones) and offers what she thinks it is worth and can afford. They take it or leave it.

she is in quite a strong position with nothing to sell and mortgage ready.

I don't think negotiating to 150 is cheeky at all.

She needs to work back to front. Find the value of similar houses that have sold in the same area and consider the cost of any work that needs doing in a particular house.

A while back the average house sold was 12% less then the asking price. I'm not sure what the percent is now though.

When I was working as an estate agent sometimes things went 40k under the asking price. But that was in London....

Worth being cheeky... all they have to do is say no
