we're going to be letting our flat out in the new year and will need to replace the furniture we're taking with us, obviously don't want to spend a fortune - any tips - apart from freecycle - where we can get cheap but half decent beds and a sofa?

You could let unfurnished? Often there's not much difference between the rent you'll get for unfurnished and for furnished. But it depends on the market (eg families often have their own stuff, students/23 year olds don't).

Some people do prefer unfurnished and it certainly makes the inventory much shorter and faster.

Multi furnish and sofasofa are good value.

Yeah I guess we could go unfurnished, we'll def be leaving a few booksellers, wardrobes, drawers etc though. We're likely to get young professionals in I reckon, a couple or sharers

Don't forget that if you put any upholstered furniture in there that it must have the relevant fire-safety standards. Council will give you lists.
