Please punctuate for me to settle a debate!

In the context of 'it will be at sarahs mums house' - SO hard to write that with no punctuation at all!

Sarah's mum's house - if Sarah has one mum. Mums' if Sarah has 2 mums.

Unless Sarah has more than one mum - then it's Sarah's Mums' house.

The 'rule' - if it helps - is that the apostrophe goes immediately after the last letter of the word which describes the 'possessor'.

So: Sarah's - because the mum(s) belong to Sarah.

mum's - if the house belongs to Sarah's mum

mums' - if the house belongs to Sarah's mums.

The house of the mum of Sarah. Therefore Sarah's Mum's house.

Thank you!! DH said I was wrong and that apostrophes in both was odd- I was 99% certain I was right but he made me doubt myself. I'm normally pretty good with grammar but there's always 'the fear' that I will make a glaring mistake!!

I think Mum could either be capitalised or not. The word could be used as a title or as a description.

If "mum" is used as a substitution for a name, then it's capitalised, otherwise not.

"I'm buying Mum a box of chocolates"

"His mum is driving me mad"

If you say 'hello, Mum' you'd use a capital, but 'her mum was mad' needs no cap.
