How much for a garage conversion and/or conservatory?

we are probably having both done but before we get the plans done I would like some idea of how much we are talking about. The conservatory will probably be about 12ft by 8ft and it's a double garage that already has power/water in it.

any words of wisdom from those who have been thru it would be welcome too!

hmmm, I would guess at budgeting around £5 - £7k for the garage conversion and around £10 - £15k for a reasonable quality conservatory with things like underfloor heating, fans etc etc. Around £20k all in ?
