What's Newhaven like?

Hi there
I'm thinking of taking a housing exchange offered to me in Newhaven.
Its just me and my 9yr old and I'm finding it such a daunting desision to make on my own! I know its near Seaford which seems lovely and not to far from Brighton which is great, but I really need some good advice of what the area is like.
Can anybody help?
