Should I tell my landlord about stains?

Hi

I've been living in my one bedroom rented flat for nearly 4 months now on a 12 month let.
I have been having some major problems with the carpet. In the living area, I spilled some tea on the carpet and tried to get it out, which has left a water mark which isn't removable near the sofa. The living room also has some dark stains (not too bad but still noticeable).

What's worse is that I was vacuuming today and I must have gotten some bleach on the vacuum head which meant that when I hoovered my bedroom, some bleach got on the carpet and there are a few white marks.

I feel so awful about the whole thing, as the flat was immaculate when I moved in.

What I am wondering is, should I text my landlord and explain the situation now (8 months before the end of my tenancy), or tell him when I move out? I am feeling so bad and anxious about it.

The tea stain should come out if you can get a professional in with proper equipment to steam clean it. Here cost is about £25 per room.

The bleach isn’t likely to come out but you could ask the cleaner if they can try. If it doesn’t then I’d tell the landlord and see what they say. If it was an immaculate property be prepared to pay for a replacement or a percentage towards a new carpet if it is old.

On your departure damage is assessed as the percentage of carpet damaged, the cost of it new and the amount of life left. ( the wear and year bit)

So ( for example) - £400 carpet , a year old - expected to last 8 years max in a rental. So that's £350 if you wrecked the whole thing. But say you've damaged a tenth of it. The bill is £35.

That's why you don't get expensive carpets in rentals and why you don't need to worry too much.

BTW you can get cover for deposit deductions as part of your tenant contents insurance.

Because she is a landlord. Bleach marks don't come out - bleach removes the colour.

Mix 4 cups of warm water with 2 tbsp of white vinegar. Pour this solution over the stained area of your carpet. After letting it soak into the stain for about 5 minutes, rub the stain with a cloth or sponge. The bleach stain should gradually start to disappear.

Yes, I'm a landlord. Have had iron burns on carpets, hence the sums.
