Can anyone identify this tree?

We've got a few of them on our allotment. They're about 25 feet tall. The wood has a reddish tinge and the leaves are quite bumpy. Not sure if deciduous or evergreen...
I'm totally stumped!

Eriobotrya japonica or something like that!

They look like loquat. Are you in the south of England? Are the outer branches quite fleshy/non-woody when cut?

Yep we're in the South. Someone on the allotment said he didn't know what they were but that he'd never seen them flower or fruit. Is it usual for loquat not to even flower?

Apparently they'll flower and might fruit a bit in Lomdon because of the microclimate. My guess is they're too exposed on an allotment. My NDN in UK had one, and it never flowered.

By coincidence, my NDN in Melbourne has one, too, a massive thing covered in flowers, but no fruit as the possums scoff all the blooms.
