WIBU - Landlord and repairs!

Hi everyone!

I live in a small ground floor flat and today I've noticed the shower/bath leaking so I've taken the bath panel off and the wall is all mouldy Shock

I'm going to phone the estate agents in the morning to let them know. Here's the thing, when ever the LL has been over to do something in the past, he always comes in the evenings about 7pm and has been here up until midnight one night!

We now have a baby and having him start work here in the evenings is not going to work for us. We a) have a baby who goes to bed at 7pm and b) want to relax after a long day, not have LL and his mates in and out of my home.

WIBU to say that someone needs to come in the day to do repairs not in the evening? Do I have a right as a tenant?

I believe that they have to provide 24 hours notice of anyone coming to the property.

You also have the right to refuse entry, it is your home after all.

I would just nicely ask, and give your baby as the reason why. We say this, as have young children, so he comes over on the weekend during the day. It's his property, and I believe you must provide reasonable access and the law does not define that it must be during the day. I would try and keep things civil, I would like to think he would understand.

I'm sure if you explain then he will be able to do the repairs at the weekend or at another mutually convenient time. Yanbu unless there's only one time per week you'd be happy with

It depends how urgently you want it sorted to be honest. If you have strict requirements on when the LL can come, and he has other commitments then it might be a while before you get it fixed. It's really up to you but you won't be able to complain if it takes a while to get sorted if you've placed restrictions on when he can come.

The LL has the property as a business and probably works full time on top of that. He might not be able to easily take time off work so it might have to be a weekend. Don't tell him about your baby's bedtime, it sounds rather precious imo.

YANBU to speak to him and work out a mutually convenient time (weekends?). It sounds like he works full time and so will be a bit limited in that respect

I honestly don't mind what day he comes or time! Just as long as he doesn't come here at 7pm to start! He's at the flats every day anyway, he's still in the middle of renovating then so it really shouldn't be a problem!
