Property Hounds of Mumsnet! Alert! I've got £200k to spend in London (yes, I know)

It is as it sounds. What would you do? Where do you live that's nice enough, and above all, cheap, that I haven't thought of?

It needs to be London but obviously won't be central - the ever-creeping Essex/London border is fine but none of the St Albans type stuff. East/South is preferred. I don't need to live in it forever but I do need to live in it for a couple of years. It might be rented out after that so somewhere other people like to live or would like to live in the future would be good. There are no children involved.

Studio if I have to but it would need to be a decent size one. 1 bed fine, 2 bed ideal/an impossible dream. Outside space would be nice.

Ideally I'd like to do a bit of work on it, because I'm not un-handy and it makes the £ go further. But no uninhabitable shells.

A train or tube into central within 1/2 a mile of the flat - 30/40 min into Liverpool St or central proper is fine.

I've been thinking of Croydon. Plaistow. Manor Park. Plumstead. Ilford? Any other suggestions, or thoughts on those bits?

Sydenham?

This one is very near the station. The overground trains take about 20 minutes to London Bridge.

Apatite it's definitely possible - not central London obviously, but especially out east/south it can be done.

MrsCobbit that's exactly the sort of suggestion! Enfield! Never heard of it! Looks nice!

Traviata Houseboat probably not a goer because of mooring costs/general upkeep etc. But worth a thought. And high rise I worry about the mortgage - but then that one doesn't mention cash only, and in a good spot.

Spickle both of those look like options.

Mintyy Do you think that's utterly miniscule or are the photos just a bit odd? Looks quite nice, but hard to tell.

Do any of you live in/near these places? Are they decent? I don't need or expect fancy, but obviously wouldn't want somewhere even the residents loathe.

Plumstead 2 bed with private garden good transport links, Plumstead is becoming a lot more popular with families

Beckenham Hill 2 bed which apparently has good rail links into the city.

East Ham 2 bed flat though area is not great

Leytonstone 1 bed, good transport links

Southgate more central but it's only a studio

I think the photos aren't terribly good in that Sydenham one but as there's no floor plan, its hard to know if the rooms are just tiny Grin.

Sydenham is perfectly nice! Has a decentish High Street, parks and some lovely streets. Am looking to move there myself actually.

Friend of mine just bought a big 2-bed end of terrace in Walthamstow for 280. Decent working class area, ex-council. Their kids are grown up though, and it's a long way from the tube.

softfeather I've got my beady eye on that Plumstead one already - could be lovely I think, though demolishing whatever the hell that THING is in the living room is giving me the cold sweats already.

Enfield though, I am having a whale of a time looking at things in Enfield. Looks very parky/rivery, which is pleasant. Anyone able to tell me what's wrong with it? Other than being tubeless, obviously. I mean, this is really quite charming.

Sydenham/Norwood etc also tempting - though I think I'll need to be quick and lucky to find something.

Nothing at all wrong with Enfield - nice place, good transport, good shops etc EN3 is the cheaper side. I live there and teach close to Enfield Highway where that flat is.

You're right MrsDeVere, house aint pretty but that's quite a lot of space, and technically walkable to a tube, which is a plus. Looks a nice bit of town as well, not surprised that it's up and coming. Plus I could cycle down the canal into Hackney, which is where I work quite often.

The whole upper part of the Lea is looking quite good - I had been looking at Tottenham Hale but hadn't thought to go a bit further north. Very interesting!
