How can I get more people to view my house?

Hi everyone, we are in need of some advice! Our house has been on the market since January of this year. We are one of the lowest priced 3 beds in the area. We have done everything we can think of to the house to make it nicely presented. We are getting loads of hits on Rightmove but they are not turning into viewings. We have only had four viewings in five months. Everyone who has been round has liked it, we just need to get more people through the door!

I would really appreciate you having a look at the details and giving us an honest opinion as to why you think no-one decides to come and look round. Anything you can see would help. Thank you in advance!!

Get the agent to rewrite the particulars, they are shocking.

I wonder if the low price is actually putting people off, they may think it needs work doing or has major flaws.

First honest impressions

it looks a bit cramped - the lounge and dinning area is all squashed in

the kitchen is a great size

the bedrooms look on the small size - the master doesn't have wardrobes - where would I keep my cloths

the smaller bedrooms don't have a full size single bed in and I am not sure one would fit - same with the smaller bedroom

so I will move on to another property as I can't ask those questions

what to do

photograph any storage space in master bedroom

put a single bed in either or both of the smaller bedrooms and photograph

move the table in the dinning area so the one person sat on the chair under the stairs doesn't have to bend their head

not sure about

you have a lovely home - but de personalise to sell it to someone else

We were wondering about the price putting people off ourselves. I don't suppose we can really change it now though. What about the particulars do you think is bad? I'm no expert and just let the agent deal with it but I will tell them to amend them if it would help. Do you think the pictures are ok?

I think it looks really lovely and is priced amazingly for the size and garden etc. I'd buy it if only I could get a mortgage!

Thank you ivykaty44, that's brilliant advice. There are wardrobes in the main bedroom but they are next to where the photo was taken from. I will get a photo done. We could perhaps borrow a bed for photos in the smaller rooms. I'll look into it.

looks nice - perhaps emphasis the garden sitting out area and storage. The utility room would be good to show & the garage.

I really like the kitchen - it looks like a kitchen where food is cooked - rather than a kitchen for show where food is popped int he microwave Smile

I have gone back now and read the description - a lot of people look at pictures and then move on without reading any type of description.

I din't know there was an entrance porch - I though looking at the photos that the front door opened straight on to the lounge.

i didn't know there was a utility - now that is a bonus

Agree with Ivy. The lounge looks very cramped and I didn't realise, until I looked at the plan, that the kitchen had a dining area. So put the table in the dining area and have photos retaken to show the large kitchen diner.

I'd put some pots of flowers/plants infront of the house.

I'd put a colourful bath mat and towels in the bathroom as it looks a little bland.

I'd put a single bed in the spare room.

Is the white thing covering the fireplace a fireguard? I'd take that off for the photos as I can't see what the fire is like.

I think the living room pictures look dark, like the window isn't big enough for the room - could you get them retaken on a bright day/better camera settings?

Garden pic is lovely.

Agree about the bedroom, with a cot in the third bedroom I can't work out how big it really is. Second bedroom looks a good size from the floor plan though.

There's no pic of the utility room and you could do with an extra pic of the kitchen as it's so lovely and big.

just noticed - looks like your other neighbour has built over the garage. This would be a great selling point for your house if possible on yours too

another good photo would be doors open to the garden - so nice for kids to be able to go out to play easily

Took a quick look but don't know the area,

Photo of the front of the house a little bland, put in some flowers in pots perhaps?

If the bedroom with the two toddler beds in can take a double bed then I think you should note that, similarly if the cot room takes a single then note that too.

Biggest improvement imho would be to swap the dinibg table with the stash of toys, even if its just for some new photos.

Lastly get a different agent. Ring around asking various ither agents for dwtails abd get a feel for how efficient they are - when you look for a new agent ask them how many people they currently have on their books looking for what you have. Also make the agents work for their fee, don't feel you have to do the viewings yourself. And ask for feedback as well.

Also a utility is a massive benefit, any chance it could be photographed?

It looks like a typical 3 bed semi round here (I don't live that far from Darlo).
Don't know that side very well, so may have strayed into other areas, but I disagree with the price being the cheapest. Lots don't have the garage tho.

For example:
latimer rd - bigger rooms
rockwell ave - no garage, bigger rooms

pendleton rd looks lovely from the front, no garage. Could you get some tubs of plants to break up all the gravel at the front? (and then take them to the next house)

kingsway end terrace but massive gardens

Dunelm walk priced for quick sale at 85K - no garage


Agree with the others, bed 2 looks small - could you move your double in with different covers for the photo? ie 2 double beds?

You need to do something with the front - its masses of grey!

Good luck - think things round here are moving very slowly tho.

A bit cluttered in the living room. Take down personal photos, the kitchen cupbaords have glass frontage so you can see your spices etc, either get it boarded over, or remove them and put some nice glasses in there. It makes the kitchen look messy. Also remove as much stuff from the counter tops.
In the bathroom, remove the products from that corner if you don't have a cabinet, it makes it look again like there's no storage.
Gonna have a look again. Where we used to live, you couldn't get a 3 bed semi for 110k.
I love it in Co.Durham, my mil lives in Seaham.
