Would you rather have a big dowstairs loo and a separate cloakroom or a small study and a smaller downstairs loo?

Downstairs loo is currently 3m by 2.4m. There is also a cloakroom (for coats) which is about 1m by 2.4m.

I think we would add value by turning the current loo into a study and then having a normal sized downstairs loo. There is also a small understairs cupboard so we could put coats there. Admittedly that's not as good as having a good sized cloakroom.

DH doesn't think its worth the hassle. Views please.

how many bedrooms do you have and how small are the small bedrooms. What other WC facilities do you have?

Your loo is 3m by 2.4 m? That sounds huge to me! I think you are right.

Its a house we are hopefully buying. Downstairs has living room, playroom, dining room and existing study which I would knock through to the kitchen to make a big living kitchen. Upstairs has seven bedrooms (which need knocking about to make five double beds - two en suite) and a bathroom.

Its a wreck and a money pit. I want to make sure we're using our money in the right places. DH thinks its unecessary. I think with that sort of house its better to have a downstairs study. He's probably right but thought I would take views.

Study and loo. Who has a cloakroom anymore? Who wears cloaks anymore?

I would make sure that there is plenty of space to hang coats, bags, shoes etc etc somewhere - even with only 5 beds that's potentially a lot of stuff to house.

Well DS1 is rather partial to his superman cloak. Or is that a cape? Probably a cape.

I think def worth it to achieve a live in kitchen, they are fab and very much expected in a house of that size.

The cloakroom (new loo) would not have a window. Does that change your views? In my opinion its not the end of the world for a downstairs loo.
