no viewing in a month - is there a summer slow down?

No new viewing in a month, agents want to reduce the price but I don't as I'm in no rush and I've had offers very near the asking price (before brexit).

Is this slow down normal for the summer?

It's the "post Brexit wait for the prices to drop market" I'm afraid.

We sold in a day pre brexit. When the sale fell through (their mortgage didn't work) we had to put it back on post brexit. No interest at all followed by a few lterrible offers. Two months later we ended up selling for £3.5k less than last time, but we're counting ourselves lucky as other houses similar to ours are still on the market and reducing their asking prices. You can't read anything into having offers close to the asking price before. How long has it been on for? The estate agents might be right.

Its been on about 3 months.

The thing is I'd rather not sell it in uncertain times so keeping it high to sell it or not sell it at all.

I think the market for family houses does generally slow down over summer.

Family houses often do not sell so well July/August as many people will
already have secured school places near their home or vice versa- unless
they are not fussed or have to move due to job etc.
Anyway if you are buying another place won't the price of that fall too?
Here in the SE we can see several properties languishing on the market
which would have been previously snapped up. There is also housebuilding going on at a rate never seen before.
Government policy this tax year regarding buy to let was a deliberate
attempt to cool the housing market.
Brexit provided the final showdown. With companies like Nissan
providing thousands of jobs threatening to leave Sunderland if we do
not keep close relations with Europe as just one example people are
finding the uncertainty a constraint in their lives.
So people will only move if they have to. The Autumn budget will provide
a better picture eg income tax may have to go up in which case we are
bu....ed. (worst case scenario though)

Been on market for week and had 1-2 Viewings just about every day. Had offer already.
Most houses we are looking at to buy, have been a bit of squeeze get viewing booked as so many others looking too. In SE. Think some parts country still carrying on having a lively market

Wait until sept as family houses are very slow in Aug. In sept people will start looking again. However, lots more comes on in Sept too so you'll have more competition.

I never understand houses on the market for months. If you have zero interest in the first couple of weeks then you've priced it too high so lower it or take it off. We've never had anything in for more than a couple of months inc during the recession. I get4 valuations, ignore the top one and take 10k off the next highest and that seems about realistic ime.

In late 2007 at the height of the market we offered 570 on a house for sale at 585 that had been on for 6wks already. The refused. They ended up selling it 18mths later at 480!!! I hope they think of our offer sometimes.

No viewings means it's vastly overpriced. Sorry.
Post brexit, things have had a major major slowdown here (East Midlands).

Actually I've had two viewings this week and one scheduled for next. Even had an offer, but its almost 20% off and I'm in no rush so haven't accepted

Put my house on last Wednesday, sold today full asking price to cash buyer, SE London.

in london it seems like things are selling still - at the right price. before the vote it would be gone the weekend after it went on sale. these days it might take a few weeks and maybe one reduction in price.

i've been monitoring rightmove every day!

Been on for about a month, 8 viewings - we had a buyer from first weekend but they pulled out a couple of days later.

Two viewings yesterday, let's hope they went well.

Why are people so reactant to accept that prices are stagnating/dropping at the moment? Surely that's the obvious answer assuming your house is priced similarly to comparable houses in the area. Outside of London/south east there is a slowdown in the market.

Not at all reluctant, house is fairly priced and we will take an offer. Family house near schools so waiting for September and everyone back from holidays...

Our house is in a very desirable area in South East, one over the road has just sold and was priced higher. Apparently husband wanted ours and wife wanted the other! How very annoying.

We completed on Friday and the estate agent we dealt with (seller's estate agent) said that they have viewings in all weekend and things are still barely making it onto rightmove. I have no idea if that's true or not. (SE London).
