Guide prices

I like a house which has a guide price of £469,950 (not even a range which you usually find with a guide). I can only afford £450k max, maybe a couple of grand more - is it even worth viewing? I'm not sure what vendors expect with a guide price - if it was just asking price think I would take a look but not sure in this instance. It's only been on market since the beginning of the month.

The house I have just bought was on for £325, I offered £290 and we settled on 292,500.

The worst they can say is no!!

That was a good discount - was that a guide or asking price? Had it been on long? I'm going back to work next year, and will be able to borrow more so may be tempted to ask DM for a short term loan if I find 'the one' which is out of our range.

It Worth view but round here (SE city) guide price means the minimum and things go for at or above the guide. We paid 12% over and admittedly silly low guide price. I haven't seen anything go for under guide price locally, but it will really depend where you are and how the price compares to other things on the market.

I like your positivity battleaxe - yes, I think we should. Will persuade DH when he gets home from work later; it's one he's already pointed out but I said it was too much.

Luckily gruffalo we are hunting in rural East Anglia and a good 40 min drive to the nearest city, so don't have the mega competitive London market to deal with. Being realistic, it is probably worth what it's on for. I guess it's down to what other interest there has been/is and how keen they are to sell.

It was actually OIEO, had been on the market for 3 weeks and we are in Berkshire!

No harm in looking, you might not even like it!
