Best and final offer

We're doing a best and final offer for a house we would really like to buy. We put our house on the market the day we saw that house and we have had five viewings, with lots of good noises so far from them (including some chain free).

i've got a decision in principle to borrow the extra, what else do we need to put in the letter? Has anyone written one (or received one) recently?

I guess you need to accepted an offer from ur sell first in this case you are in a stronger proceedable position.

We're really hoping at least one offer comes through before the deadline for the offer!
