Relocation for young family - maybe Herne Hill/ Dulwich?

Hi,

I'm hoping someone can help... At the moment we live in a 'cosy' 1 bed in south west London with our DS who is under 6 months, but will need more space for when he is more mobile, and an extra bedroom wouldn't go amiss! We have been completely spoilt by all the lovely parks and river etc on our doorstep, and I fully realise that we won't be able to have all that if we move. We do have quite a tricky list of criteria to meet tho, which is probably the same situation for many young families... so perhaps someone who has worked it out can help!!

  • 2 bed (or 1 and 1/2 bed)
  • Max £1250 pcm
  • Somewhere near some kind of park/s
  • Somewhere near decent primary schools
  • Somewhere which works for getting into the city (Farringdon), and W4

    Places which would work quite well as a compromise for work places are out of our budget (they come up more like £1400 pcm - Hammersmith/ Ravenscourt Park or West Hampstead). I like the idea of Herne Hill/ Dulwich which would be easy for Thameslink, but not great for W4 as it would mean train then tube.

    I suppose we are looking for the best compromise, knowing that we won't be able to meet all the criteria. We would like to stay somewhere within zone 3/4 ish, but are open as to where, as long as it's somewhere we can settle down for a couple of years. Any suggestions will be greatly appreciated.

I'm in West London where your budget will not go far (ridiculous prices round here) so how about:

Acton (look in the Poets corner area, near the park and Derwentwater primary,10 min bus to W4 and Acton mainline into paddington and change to tube for Farringdon)
Ealing (south Ealing tube for Little Ealing Primary and the piccadilly line into town/ change onto district line at Acton for tube to chiswick).
Hanwell (lovely Bunny park, train into paddington, Hobbayne primary school)

Ealing, Acton and Hanwell all full of families!
