No second viewings

Hi. Title says it all really. I'm another one on the stressful path of trying to sell my house. I am getting quite a few viewings, but no-one has come back. Viewers seem to be our target market - young families. Bedrooms are a bit small but can see that on the EA's details and photos. No specific feedback that tells me why - nothing obvious, just a buyer's market. Any ideas why no-one wants to take a second look? Or how I can lure them back?

You can ask you EA for feedback from buyers, although they're usually too polite to be honest.

I'm afraid there's probably only one reason you're not getting second viewings: your house isn't well presented and therefore proves disappointing for the price.

My guess is that your bedrooms have not been decluttered and organised properly, so the house appears even smaller than the 2D floorplan indicates.

The sizes might be self evident to you but possibly not to viewers until they see the reality. There is probably a mismatch bewteen their expectation and what they find - either in terms of space or beiogn overpriced. You need honest feedback from the viewings and how the EA is pitching it. Do you have a friend who could pose as a potential buyer and review the property details in an unbiased way ? What competition do you have ?
