Putting in offer for 328,5 for a 339k house Website advice

Very excited and can't sleep!

A chain is in danger of collapse so the EA called and asked for an offer. It's london outskirts.

Now, are there any internet websites/ tools i could be using to help in my search other than rightmove?

Put in an offer. So awake with unbearable excitement and have to wait until tomorrow.

However, if it falls through it shows that properties may be in reach in the area i want, so wondered if there were any other tools i could use to research.

I'll check out MousePrice.

Zoopla - has sold prices and predicted valuations - some of them can be off but looking at the street as a whole and changed prices over the past 6 years can be useful.

I may have got this wrong but are you saying that you have been asked to make an offer to rescue a chain and you've offered around 97% of asking? Seems extraordinarily generous to me considering the average % of asking achieved is 92%.

Anyway some useful websites for you (just type in the postcode you're interested in for the later four):

Hometrack (where above info is available)

Land Registry house prices (to see how they're doing in your area, and so might inform your offer)

Home.co.uk (some info about how long property has been on and whether its been reduced - not as good as property bee but easy to access)

That was a great help thanks. The original offer was 350k. So probably too generous but still 93.8%. Oh God. Too much? Still another day of waiting to go. Will stick on the price now though as was considering what to go up to. Will feel abit stronger about not going up.

It may or may not be kidology on behalf of the EA but DO NOT CHASE!! You have nothing to gain from doing this and will put yourself in a weaker bargaining position - even the most incompetent EA will not have lost the number of someone making a (very generous) offer. If you want even a reasonably good deal you must be prepared to lose it. If you're not, any half decent EA will smell the desperation and use it against you. Relax, focus on something else and be strong!!

Thank you! I hate the wait and need to work on playing hard to get against the utter incompetency of this agent. (Last off we gave they never got back to us at all).

You're welcome Smile. If you really wanted to cover all bases, there's nothing stopping you putting a note through the door detailing your offer - that way you can be sure they've received it at least.

Got it! And even at that price we're the bottom of the chain so don't need to worry about anyone below us pulling out.
