if you have let a house with the instruction not to paint the walls would you be expecting to have to paint the walls yourself, at your own expense if the tenant left after 5 years?

I'd say so, yes. Why?

i am a tenant under those circumstances and i am just trying to pre-empt whetehr teh landlord will expect me to paint teh walls before i go or whether she will be expecting to do that as part of being a landlord. the walls aren't bad but tehre is only one layer of paint and tehre are tiny chips everywhere. i don't want to have to fork out for having the entire house painted before i go. thank you.

I would say that repainting after 5 years would be expected as part of normal wear and tear, and that the landlord should cover it, not the tenant.

I'm a landlord and would definitely expect to have to repaint after 5 years!

I'll touch up when a tenancy ends if it's not too bad and repaint if it needs it every 2/3 years.

I would only expect a tenant to repaint if a wall was badly marked, but really after 5 years I would be expecting to redecorate.

I'm a landlord and I agree - so long as there are no very dark marks that would be hard to paint over, then I would be expecting to have to give it a couple of coats after that long.

Definitely not the tenants responsibility but equally I wouldn't expect every LL to automatically re-paint.

Rental market is so strong that in our last house we moved out one day and the new tenants moved in the next, no re-decoration whatsoever even though really it had already needed it when we moved in 4 years earlier!
