To feel that my lettings agents hate me, or am I just the worst tenant ever...

I started letting a property in April after split from H, mil roped in a favour with a friend who owns the letting agency to get me out the house. No letting agents locally accept housing benefit, of which I was going to/now do receive, and any private rentals which are few and far between frowned upon me being a childminder. And this agent said ok, like I said with mil's influence (so H could have our house to himself, which suited me fine.)

I took up rental, the day I was to sign letting agreement they refused the first months rent because the cheque was signed by the local council not me. I explained they paid the first months rent and I thought it would be ok as it's a cheque (they don't want anything to do with housing benefit or any record they've accepted it this once) but I had to convince the council to write it to me which they don't do. The letting agent has been quite negative with me ever since. The day I picked up the keys I had a number of children with me, three of which stood on the dirt out the front of the office, to which the company owner got very angry and after I'd asked them to move (which they did immediately they were playing with the snow) he said 'now this is NOT a good start lunavix, not at all, do you normally care for all these children?' to which I mumbled no just occassionally. To be fair I now only have five including my two, and only ever one CM child at a time, so it wasn't entirely a lie but still, I felt really intimidated.

When I moved in the house wasn't clean, and a number of items broken so I made notes on the inventory, and asked for a few things to be done, every time I phoned being made to feel like a complete pain. The bank didn't process my standing order in time (it was due on the 7th and they phoned me on the 10th, they claimed they hadn't received it in time, the letting agent claim they had posted it on the 7th the month before) so the minute I found out I contacted letting agent, then arranged a lift with a friend, went into town, and paid cash. The letting agent hadn't even contacted me to say rent wasn't paid. Again, they didn't look happy with me. I had noted the money hadn't gone out on the 7th, but I was waiting a few days anyways as I know some companies claim money on a certain day and it clears a few later?

I noticed my inventory said that the washing machine (very old) was my responsibility, and when I first used it it appeared to be on it's last legs. Now it's given up the ghost entirely and I have my suspicions that previous tenants haven't used it for that reason.

Now the point of this rant (sorry!) was that the landlords apparently hired a man to paint the woodwork on the house. When I spoke to the letting agent about this I did make comment, as the paint is all over the brickwork too, all over the bin, the path, my ornament, my doormat, the fridge where he's helped himself to milk.... they said they hadn't employed him but noted the mess. Nothing heard since. He knocked on my door a few days ago to ask if he could get into my garden to paint the neighbours woodwork (they have a big conservatory so my garden was the best angle.) Like an idiot I said sure even though it meant I had to unlock and mess around with back gate (again on last legs and I've padlocked it to keep it shut). When he entered the garden I apologised for the state of it, grass up to knees, because I had locked the lawnmover in the shed and lost the key. He said he could take the lock off for me, so I said thanks. The next day (with the lock totally ripped off so god knows what I am going to do about that ) I get a phone call from letting agent saying that landlord has made a complaint. The painter has told them (why in contact with them when they're painting next door house???) that grass is very unkempt and they're complaining I'm not taking care. (I had explained to painter about lawn mower as well.) Letting agent made me feel about 5 years old and told me I must mow it and will be inspecting property next week to check.

Can they demand I do it? I mean, I want to, it's too long for the kids to play in (some bits taller than my 1 year old ) but the only people who can see it are me and neighbours either side as over the fence is a graveyard. No lawn at front so doesn't look unkempt to public.

I hate living here. I'm paying rent that's too high for the area, condition and size of property, and every time I speak to these letting agents they make me feel like trash

I wouldn't mind but there was four people living in this (tiny) two bed house before me. Now I have NO prejudice against people from other countries but the lounge was used as a bedroom, they didn't go in the garden (so would they have mowen it???) and they had all manner of clutter out the front. And I'm panicking as I've put my old sofa in my car parking space so council can collect it. Bet it's still here when they come

What is the painter doing reporting you to the landlord?

TBH I would give notice and find somewhere else if you can.

I can't find anywhere else which is the problem in itself - it took 9 months to find this house, and I only got this one due to mil intervening.

Also on six month lease which doesn't run out till october. Ds starts primary school in September (got him into the good one locally due to house with H being in catchment) and I need to move back into catchment in Sept for using a childminder for ds/dd as I don't drive and will be starting uni. But obviously that will have to wait till at least October. But still, nowhere will accept HB. It's such a mess.

are these letting agents members of Arla or a similar body? maybe you could complain to them or the estate agents ombudsman about their intimidating behavoir.

I think you should contact Shelter google them and you can email or call for advice, they are very good with all things housing related and will give you some help

Landlord employed painter. I mentioned paint everywhere but like I said letting agent weren't interested.

From a few things that have gone wrong since I moved in I am getting the impression that they believe anything now is my fault. Eg someone came to look at boiler for some reason, then I had no hot water for a week. Phoned them up (I have suspicion that the person who came to see boiler either forget to do something to put water back on or something else) and they made it sound very much like it was my own fault. Again, someone came out for the toilet, and then the inside flushy bit (ball cock? ball and something? lol I don't know) broke. The person about the boiler had a look and said that it had been repaired dodgily so many times it had just given up. But on the phone, they intoned again they weren't happy with me. Curtain pole in lounge is snapped in the middle, and was hanging off the wall. 'Oh really?' was what I got on the phone. They came to fix it a while later again.

So I'm reluctant to even mention washing machine or gate as I feel they will say it's my problem, then note it to check when I move out. I have no money at all, I can't afford to fix either.

The key I lost was my own, there was no lock on the shed when I moved in, the door was just blowing in the wind. I have neglected the garden but like I said not intentionally. Though I am intimidated now, have never mown a lawn in my life!

Is it not just me then? They make me feel very unhappy. To be honest I've suprised myself by struggling a lot with being a single parent and they just are contributing to making me feel really worthless.

I understand how you must be feeling - letting agents can be right arses.
If the landlord provided the property with a washing machine, it is his reposnsibility, and he cannot have a clause in the agreement to say otherwise.
However, the garden is your responsibility and should be kept neat.
The painter sounds like an idiot, though

Mowing a lawn is just like hoovering but outside, don't worry about neat stripes. You might need an extension cable depending on how long your garden is.

Well I have eyed up the flymo that came with the shed but as the letting agent said in his patronising lecture, I mustnt use it now as the grass is too long I need to find a strimmer.

Oddly enough a strimmer came with the shed too (on the inventory as well) but i'm sure it's missing something - thes the outisde bit then an inner circle with a tiny bit of straw like tuble poking out, should there not be a blade? Or is this anything thing that's not working, which is why he didn't even bother mentioning it?

No a strimmer usually just has what looks like a bit of plastic and no actual blade.

That is the strimmer 'line'. You gotta yank it out a little bit so it is long enough say 10cm, to spin round fast and cut the grass.

Every now and then it will snap off so you unplug it and pull out a bit more (it is on a reel inside)

Good luck - sounds like an awful agent/landlord.

I think they sound a bit strict and pedantic, tbh. As for the strimmer- that is right. That little bit of wire is the thing that spins round and chops the grass, but if you hit stone or anything with it it wears down, so you might need some replacements (we usually go through a fair few when we do the grass!!) Check the shed!Is there noone who could help you with all this? You sound a bit isolated.

PS- strimming is actually very therapeutic! Imagine your landlord/ letting agent is at the other end! I always find it empowering!!

yes the landlord owns the house but it your home and if you want a jungle for a garden (though i understand that you dont) then that is your business unless there is something in your contract that states how often you mow the lawn or how long the grass can be ?

it is up to you how you keep your home as i pointed out to my arsey landlord when he complained about me having clothes all over the sofa (wtf!!!) i was about to iron when he turned up and told me that he did not like the way i was keeping his house!!!

the washer and gate are the responsibility of the landlord or letting agents.

Mowing a lawn is very good exercise. It will also make you feel better because you'll be in the open air. So it's a good idea to do it. You can easily mend a lock or door yourself. Get a book on DIY from the library.

It will probably all settle down in a few weeks if you pay rent on time and when they visit next week the place is impeccable. Have it really tidy, lawn cut, flowers in a vase and make sure you've rung the council every day until then to get that sofa moved!

I have consulted my trusted copy of the Citzens Advice Handbook and copied out some bits that might apply to your situation:

You have the right to live peacefully in the accommodation without nuisance from the landlord, but you are obliged to take proper care of the accommodation, including any garden.

Your landlord has a right to enter the property to inspect the state of repair, but they should always ask for your permission and should give you at least 24 hours' notice.

If your landlord has supplied an appiance such as a cooker or a washing maching that was working at the beginning of the tenancy, they have a responsibililty to repair or replace it if it breaks down, unless this is the result of your negligence.

Your landlord is responsible for ensuring that any electrical appliances supplied with the accommodation are safe.

I have had the exact same problem with my letting agents. I paid £1100 of my own money up front as the benefits dont pay for the first part. I get the keys only to find that the propety is inhabitable, 5 weeks later im still doing up the house using my own money, but they have to replace the back windows bcause they are corroding, amongst other things, they have acted like im a complete pain in the arse.

I still havnt moved in because of the windows which havnt been replaced yet, and ive already paid my second months rent!

They are treating my like a nob because they know they can, because im on benefits and they know i have no other choice but to take the house

So i completely sympathise with you

Oh I'm so thankful that it's not just me I feel so alone all my friends have council houses and complain about £80 a week rent!! In houses twice the size of mine...

I'm confused now what can I do about washing machine?

Inventory says ' tenant is responsible to repair or replace'

Hmmm. If I were you I would seek some further advice about it. Is it actually not working? Did the landlord say the maching worked? I think maybe you should go to your Local Citizens Advice and ask what they advise.
You could just write a letter to the agents about it, but they are likey to just reply back quoting what is in the agreement, so get some good advice first that you can quote at them.
We're waiting for a council house - oh how I look forward to moaning about £80 a week instead of £650 a month and a toilet that doesn't work!

If you were in Cumbria or nearby, we have a washing machine we are about to bin. In perfect working order, just that we're getting an extension built and need to buy a built in one. You could have it if you wanted it.

I can't get a council house, it's all about points around here - you need around 190, I have 40, well I did before I agreed this tenancy, I imagine I have about 1 now.

Thank you dizzy but I have no idea where cumbria is so I doubt I'm near it!
