Buying in Greenwich

hello everyone,
I am buying a house and want to consider Greenwich. would love somewhere four bedrooms but can manage with three. I am not sure which areas are best, safe and accessible to central London
any help greatly appreciated

It depends on your budget. We have just sold in Blackheath and the market is bonkers round here. Our house sold with 5 offers over asking after 2 days on the market and something like 37 viewings.

The premium area of Greenwich is typically referred to as the Ashburnham Triangle but it will also depend on whether you need school catchment places.

Where do you or your partner work? Do you take the tube, DLR or mainline train? North Greenwich tube is slightly further out at the O2 - very convenient if work in Canary Wharf because it is just one stop. You have the mainline train and DLR in Greenwich town centre. 5am's Ashburnham Triangle is convenient for accessing these stops.

There is also the Westcombe Park conservation area, but that only has the mainline train, though it is close enough to Greenwich town centre and the O2 for you to have a choice of tube and DLR.

Blackheath only has mainline trains, but they are more reliable than the Greenwich mainline trains. From Blackheath, you have a choice of trains that go into Victoria in addition to London Bridge, Charing Cross and Cannon Street.

The most important factors are your budget and how you get to work. In terms of price, if you are looking in areas that are convenient for public transport, you are looking at intermediate-sized 3/4 bed houses for around £600K+ and forever 4+ bed houses for a million and more. For the desirable family houses, it is a feeding frenzy as 5am says.

Do you have children? Schools are a big factor whether you choose between Greenwich or Blackheath. There are a few good primary (state) schools in Greenwich but at secondary level, there isn't much choice of good ones.

The private schools are at the Blackheath end and there is also a wider choice of good (state) schools at the secondary level.

We moved from East Greenwich (Westcome Park) to Blackheath once our children were in ft school to be closer to the schools.
