Our house has been on the market for just over 3 months. We have had eight viewers, all sounding very positive and giving good feedback to the estate agents but there is no sign of a sale.
We have viewed the house that we would like to buy but obviously we can't do anything until we have an offer made on our house.
I know that this is not the best time of year to put your house on the market and that three months is no a long time but I am getting fed up.

MyDingaling my house is just about to go on the market and I am already fed up! I live overseas and the house is currently let as well just to add to the stress. Thankfully the tenant is very understanding and has so far been very agreeable to having certain areas repainted and viewings.

Normally I quite enjoy the selling and buying process (I know I am strange).

i'm in the same boat as you Gonzo, overseas with a tenanted house on the market. Tenant is lovely but hasn't got the same enthusiasm as I would iykwim when it comes to presenting a house for sale (according to agents). I'm sure it's not seriously bad, probably just lived in. Only been on just over 2 weeks (on rightmove etc) and getting impatient already!

Gonzo and Delgirl, it must be really difficult trying to manage things from overseas. The house we want to buy has a tenant in at the moment. We have viewed it twice and both times it has been immaculate.
We have another viewer scheduled for Thursday but their house only went onto the market yesterday.
Delgirl - have you had any viewers?

How fed up do you want?

We have been on the market 19 months. Had several viewings but it's quite a unique house so we knew the "right" viewer had to come along. No negative comments, loads of positives.

Had an offer after months of them peeing around, they were now in a hurry (theirs had been under offer for 6 months!). We found and fell in love with a house, slightly over budget but we decided we could stretch. PILs live with us, they found a house they loved. Bloody buyer pulled out a month later - the excuse? - didn't want to live in an area that may flood. We live on the Somerset Levels, but the environment agency have confirmed that we are extremely unlikely to ever flood.

They pulled out just after the Autumn buying boom - we know we had a couple of people who were interested but who found elsewhere in the time we were under offer, so well fed up.

yes, I had 2 second views before it even went on rightmove and have had 2 ?? more I think. None fruitful though. Even though it's only been on a couple of weeks, I have reduced the price to an offers over figure which I think is more realistic. The agent who valued was convinced it was worth the higher price and they're off sick now and when I spoke with a colleague at the agents, she agreed with me. It was difficult as I only had one day to sort it out plus the agents did not use the key to open one of the rooms hmm, it is just security locked with my stuff in so anyone can open it just that they have a boy same age as dd and I know they, kids in general, can be inquisitive wink

The agent was recommended and gave a good schpiel and hopefully they will prove themselves. I wish i'd gone with my instincts on price to start with though. The figure I have it on now is offers over so hopefully i'll get what I think it is worth.

How frustrating and annoying to have an offer withdrawn.
I think when this happens the people should be fined.
DelGirl, hopefully you will et a sale with new offers over price.

Mrsz definately wins hands down at the moment. I wonder how it will pan out for us all over the next few months/year.

Delgirl we move back to UK this year so we really need to get the house sold. Although initially we will have "work" accomodation we need to be in our own place by September 2013 really. I know that seems an age away, but with this market, and Mrsz's warning it is quite feasible it could take that long just to sell.

MyDingaling, love the name by the way grin <childish emoticon> it is quite difficult managing it from here but I use contacts that I have formed over the years (am normally a mortgage advisor) to get things done which make it a little bit easier.

wine here's to a productive few months for us vendors.

i've seen something in the finance press recently which we're seriously considering. The basic idea is that when an offer is accepted, both the vendor and the buyer give this company a sum of money (approx £2k each for example) enough to hurt but not shedloads iyswim. If either party pull out for unreasonable (as defined in the contract) reasons, then the other party get the money to help with any outlays they've already made. In our case, this would cover the survey we had done (1/2 hr before EA told us buyers had pulled out) and replace the wine we drowned our sorrows ingrin

I think this would stop a lot of the mucking around.

It's not all doom and gloom - we have 2 potentially serious viewings to come - 1 lives quite some distance away so won't view until she is positive she has an offer, and she's only viewing 3 properties so we have a 1 in 3 chance grin and Friday the EA rang us with a load of questions from a potential viewer who's looking for a fairly unique property - which we are!

Hello all.

We are selling at present also.

Have been on market since October and have had a reasonable amount of viewings. Had open house yesterday and5 couples came. One who I had spoken to on Mumsnet (who had lovely children) and three other couples/amilies. Mumsnet lady is coming back for second viewing on Tuesday as is another of the couples from Saturday and we have another viewing on Saturday.

I am very much of the thought that what is meant to be will happen though - the house we are in at the moment is wonderful and I have met the most lovely friends whilst being here, friends that I am sure I will keep for life. Thing being I hadn't even heard of the village I live in now and it was the 3rd house that we put an offer on.

Ffs I still haven't had the details on my house through from the EA. I am supposed to get them today. How long before I call them, or do I wait until tomorrow just in case there was a problem yesterday?

If you haven't guessed I am very impatient when it comes to anything housey of my own!

No details yesterday, or today. I did get an email saying that I will get the details by the end of the week though. Maybe I should stop being so impatient grin I keep thinking how patient I am when it is someone elses completion that I am doing (mortgage adviser by trade) but then I realise I'm not that patient then either blush

We have been on the market for 18 months! We're fed up! Had one offer back in the summer last year that fell through and we had another offer 11 weeks ago that is going ahead at the moment (hopefully!).

I started another thread with almost word-for-word intro!!! Been on the market since the summer, so had the 'Autumn boom' & 'New Year boom' and not an offer in sight, not even a 2nd viewing. It's not even a bad house really, and none of the feedback is helpful, other than to suggest it isn't the price that's the problem. It's so disheartening!!!

Am so peed off with agent. They went to see the house last Monday, have still not come back to me with the particulars for approval. I have called them Saturday and today several times and sent an email and I am still being fobbed off.

How long should I wait before I tell them I want my house back (they are letting it) and that I am terminating the contract as they are not fulfilling it.

Before anyone says go into the agents I can't I am 2500 miles away, and a 4.5hr flight

Gonzo, doesn't sound good. It must be so frustrating tat you can't just march in there and give them what for!
Bunch - fingers and toes crossed that this sale goes through quickly.
Chunky chicken - no wonder you're fed up sad hopefully the new year and spring rush will bring you an offer.
Madame - any offers/news after the open house.
Well I had 2 sets of viewers on Thursday. First ones loved the house and put in a provisional offer bit she can't honour it until she sells hers so it means very little until then. The second ones didn't like it cos it's on a main road, surely they knew where it was when they booked the viewing.
I have somebody else coming tomorrow night so let's hope this is the one!!!
