Trying to negotiate a private house sale?

Has anybody bought a house that was for sale privately?

We are going to view a house which the sellers have given us first dibs at before it goes on the market next week (that’s if it even does now due to lockdown).

If we like it is it going to be awkward to negotiate direct? We haven’t done this before.

So we went to view this house yesterday and both love it. We want to place an offer on it and owners said they had had four very different valuations on it from 440-480k.

We are thinking of offering 440k but to be honest this is more than we wanted to pay (despite it being perfect for us).

It’s difficult to estimate the true value of houses on the particular street as none of this style have sold for 5 years and for 440k we could have bought a detached in the same street last year but needed lots of work.

I just want to make sure that the valuations he has had are true and that he is not just making up numbers of what he would like to get for it!

We've just bought a house privately. Thankfully the sellers were incredibly approachable which definitely helped. We did it all via text, they had two valuations done, they shared the figures with us and we went in with an offer in the middle and got accepted! It was a nervous wait for the text back but a lot less stressful than dealing with EAs! Best of luck!!

We are currently buying via a private house sale. Yes, it was more awkward than dealing with an estate agent, but the sellers has 2 valuations which they shared with us. We had a good idea of what similar houses were selling for in the area, the figures weren't miles apart. Just have to say it, I think we actually said....if we were talking to an estate agent, we'd be offering....
Offered 10k under the valuation, they accepted! On the upside, it can all be quite straight forward to negotiate as well as a bit awkward.
