Withdrawing offer that has been accepted to buy another house with same EA. Help!

I'll start from the beginning but try to keep it short.

We fell in love with a house 1 in January and put in an offer that was accepted. Near to exchange the vendors pulled out due to risk of losing their jobs because of the pandemic.
I was absolutely gutted as I fell in love with the house and the area.


Two weeks ago we put in another offer with house 2 that we both loved and could see ourselves living in..

Well today the house 1's neighbour has put their house on the market with the same EA and that's all I can think about.
It's the perfect size house for us and perfect location. It needs more work doing to it than house 2 but it's on for cheaper and it's on a bigger plot.

Do you think I've got a chance withdrawing my offer with the same EA and explaining my reasons for wanting to view and place an offer on the new house that has come on?

I feel ever so guilty for messing everyone around but I just can't nudge the feeling that this house would be perfect for us.

There is also 4 in the chain with house 2 and it's not yet complete.

We are going to be chain free as our house sale is nearing completion and we will be going into rental.

I hope that all makes sense. Advice please x

Hello, bit late to the conversation but at least go and see the house. The EA knows you really wanted the first one and you will forever be thinking what if? So satisfy yourself its either the one you want or its not as good as the first.
Easier said than done I know, I'd feel the same way but people I know have all said its business, EAs just want their cut.

I am not sure what the EA is playing at here, but as the vendor of house 2 I would be quite livid that the EA, if he goes along with potentially waisting my time on a buyer that might drop out to buy another house!

The EA has informed house 2 of the situation.. I have not said I am definitely going to go ahead with the house I'm viewing.. I just don't want to have any regrets as i really do love the location and house size etc. It's such a huge purchase I just want to be sure.

If you want to withdraw your offer the quicker you do it the better. Don't leave until the last minute. Explain to EA you really want other house. If you are renting for 6 months something else might come up. Sound like you put on offer on second house on the rebound.

Yes of course the EA will be wary, I would too. When speaking to them they understood how much I like that style of house and area.. It helps that the same guy that's marketing the property is the same guy that phoned me to declare that the first property withdrew their sale.

We are booked in to view the property next week.. It has one viewing before ours so fingers crossed they don't offer. Thanks for your help.

It wasn't your fault that the first house fell through. I think it's fair enough. But don't be surprised if the estate agents are difficult about it. They might be fine though.

The only thing holding me back is when house 1 sale fell through we rushed in a put an offer on another property with that estate agent and withdrew few days later. When purchasing house 2 the manager called to double check if we are 100% sure on the purchase, which we were at the time.
Little did I know 2 weeks later the neighbour of house 1 would appear on the market and I would change my mind.. This buying malarkey has been nothing bus stressful Blush

This is a huge drip feed and it changes everything. If the EA knows that you were really committed to house 1, then house 2 is a compromise, but now the house next door to 1 is available, well I think that's understandable.

However, once house 1 fell through, you offered on a compromise house and withdrew it, then you offered on a better compromise house, and now you're thinking of withdrawing that. That would definitely mark you down as flaky and unreliable.

I do feel for you because you don't want to always regret it, but you run the risk of losing both of them and alienating the estate agent.

Talk to the EA,say you see the house you waited weeks for is back on the market...make the offer...and offer to pay a deposit. I can't remember what they call it, and I have always refused to pay it, but I have had EAs ask for a deposit on making the offer.

I can put your mind at ready a little more while you wait.

I looked at house 1 , made an offer and had it rejected.
I made an offer, on house2 with the same EA and had it accepted.

A week before exchange on house2 the EA rang to say the owners of house1 were about to reduce and would accept my offer.

Not great behaviour by the EA.
( I bought house2)

Given that this is possibly the second time you've pulled out of a sale after having an offer accepted, it sounds to me like you don't really know what you want. Perhaps it's just me, but I would never dream of offering on a house I wasn't 100% committed to. It just seems flakey to me.

I was 100% committed and in love with the house I originally put an offer in. I love the area and the house.. Unfortunately 5 months into the sale near exchange they pulled out due to the pandemic and risk of losing their job. We were devastated, as we just currently welcomed our third child and needed more room. We also had someone purchasing our property, so felt the pressure to find somewhere quick, and put an offer in a doer upper that we later regretted few days later after being realistic with the work that had to be done while having a baby.

We then just waited a couple of months and came across the house we currently have an offer accepted on as it was perfect for us and still is.. But seeing the exact same type of house come on the market that I originally fell in love with has made me question that.

There are hardly any of those types of houses in our area that we can afford.. It's just such a huge purchase and it will be our forever home so I want to make sure it's 100% right. I hope that makes sense.

I agree there is risk involved but I wouldn't be able to live with myself if I settled on a house just out of politeness. Also do you really think there are multiple offers going right now? I don't think that's the case where I live but of course it depends on the area.

I'm not 100% sure if multiple offers are going on, around my area some houses aren't even lasting a week on rightmove.

EA said they will speak to the vendor of house 3 to see if they would even accept an offer from me without informing house 2. If they say no, I will not completely understand and will proceed with house 2.
