PC or Xbox games for 12 year olds

Can anyone suggest anything other than the ubiquitous fortnight (which he is allowed to play). Ideally without in game purchases and roughly age appropriate! 12 year old has money burning a hole in his pocket and I am tired of saying no to 18s - he'd like me to suggest something. He has a gaming PC with reasonable graphics and access to a shared X box 360.

Any ideas?

my ds (also 12) likes 'hello neighbour'. he has the ps4 version but you can get it on xbox 360 also x

Subnautica, The Sims 3, Forza, Portal 2, Terraria. Mix of 360 and PC games there. All 12+ rated. You can browse Amazon for 360 or pc games games rated 12+, maybe look through together and see what he fancies?

Thanks - we've got Forza - it had a lot of play and then was less interesting eventually obviously, and his big sister has Sims on her PC (not sure which one but she bought it recently and has extension packs so I assume a recent one) which he's not really interested in.

Will look at the others with him tomorrow. He's at (real) football training atm (we have FIFA - can't remember which but it was current when he got it - but again he played it a lot at one point until it became less interesting.)
