Hi been searching for days now for a self catering house/lodge/cottage with 6/7 bedrooms for next Christmas. If I find anything its already booked! Requirements are
Min of 6 bedrooms, pref 7
One bedroom to sleep 2 must be ground floor.
Games room
No more than a 3 drive from Kent other family driving from Hertfordshire and London.
By river for fishing would be good
Within walking distance to nice pub.
Dates 24th-28th Dec.

Multiple properties
on same site would work.

Hiya have you tried Ruby Hall. They have a house there. I think it's called the coach house or something? It's not far from Blackpool. It's a lovely place has a bar & restaurant on site. There's also a spa there.

The best I can think of for you are Wallops Wood in Hampshire (ticks all boxes apart from games room), and Bucks Farm in Suffolk (might be pushing 3hrs and I don't know of any local fishing). Both are lovely and are free for when you want. Bucks Frm has indoor swimming pool too.

Thank you, Ribby Hall is too far, would be 7 hour drive from here. Will look now at what you have found RK2.

This house is amazing (not sure on distance for you - might be too far) 5 beds but sleeps 10
- again don’t know if this would suit.

Its a bit further out but HERE would fit your bill. its near Looe in Cornwall which is about 3.5 - 4 hours drive from Hertfordshire as its near to Plymouth/Devon.

Have you tried YHA? Some of the smaller ones can be rented exclusively.

Its too far for us mummy with dh illness he can comfortably do no more than 4 hour drive.
