What do you look for in a dog sitter?

I am seriously considering setting up a very small dog sitting/walking business. By small, I mean it's only for a bit of extra pocket money.
What would you look for in a dog sitter/walker?

Someone who is able to board dogs at their home rather than just pop in and see her quickly. She is sensitive and needs company and cuddles. I don't like putting her in boarding kennels so for me it has to be a home environment.

Walking wise I would need someone that does lone dog walks as well as group as my dog is timid and wouldn't enjoy it.

A person who is experienced with different breeds and really loves dogs.

Someone who knows what to do in an emergency - which vet to call etc.

Ensures that all dogs are vaccinated/flea'd/wormed etc to avoid cross infection.

Some one who works 'in partnership' with the dogs rather than just telling the dogs what to do.

Someone who keeps records of what each particular dog likes/dislikes.
