Home reports on property (by vendor)

Why do some properties for sale in Scotland have Home Reports
but others do not?av
If they have one does it mean you do not have to get your own?

Houses for sale in Scotland have to be marketed with a Home Report and should be made available to prospective buyers - exceptions are brand new houses, new conversions, right to buy properties, holiday homes and a few others.

The Home Report is just a basic condition report and valuation - not all mortgage lenders will accept the Home Report and in that case you would need to get your own survey done.

If you're buying an older property or planning doing any kind of structural works you'd be as well to get your own structural survey done.

The Home Report is a good first filter but if you do want to go ahead and make an offer, I'd still get my own survey done (unless it's obvious it's totally straightforward). It's such a major financial outlay that I'd want something more detailed and thorough than a Home Buyers report.
